The Developer / Builder ANDTON Properties appointed Gallese Design to provide Performance Design requirements and maintain a 'concept guardian' role for the duration of the project.
The client did not have a 'green' engineering aspiration, the majority of the project being 'shell' services provision for commercial units within an existing city centre site with significant restrictions, both physical and environmentally overcome. The Grand is a period style building and all external features subject of strict planning restrictions. Notwithstanding the budget, all of the commercial units and apartments created were all sold and let off plan and the tenant turnover is considered lower than expected.
The multi level basements, Ground and first floors are shell provisions for a number of small commercial units. Upper floors are traditional brick built and thermal upgrade provided.
